1. Implement my personal marketing plan and the Bruno Realty Home seller Marketing plan in order to use every effort to get your house sold in the least amount of time, at the highest possible price, with the most convenience to you. 2. Send a description and a photo of your house to the Multiple Listing Service for text and photo transfer and access by all real estate offices via the Internet. 3. Provide worldwide exposure to sell your house. Your house will be available to buyers on the Internet. 4. Contact the top Sales Associates in the area that sell the majority of all homes to notify them of your new listing, within 24 hours of marketing your home. WE do this with a computerized telephone system and group e-mail system. 5. Prepare a good faith estimate of anticipated expenses reflecting the estimated net cash you could receive based on your requested price. 6. Conduct a preliminary qualification of prospective buyers before showing your house and endeavor to have cooperating brokers and agents do the same. 7. Assist in arranging affordable financing for you and the buyer of your house, including the use of mortgage services, where available. 8. Make a comparative study of your house and list its features so the probable selling price can be similar sales and currently competing properties. 9. Offer application assistance to qualified buyers for necessary financing. 10. Contact you regularly to report on the selling progress and marketing of your home. 11. Review your competitive selling position every 14 days. 12. Make available a buyer protection plan (buyer home warranty) for the buyer of your house covering the major working components in order to make your house more competitive. 13. Help you decide if you need the above coverage to begin during the listing process. 14. Have 25-30 pictures taken of your house for virtual picture tours and other marketing purposes. 15. Provide you with a national referral service to assist you in finding a home in another community while your present home is being sold. 16. Provide computerized information on the area that you are moving to through our exclusive Referral and Relocation Program. This information will include home prices, cost of living, jobs, education, recreation, climate and more. 17. Create additional exposure for your property by featuring your home on the Board of Realtor tour or by having a broker's luncheon. 18. Conduct productive open house sessions that will allow all possible buyers to view your home. (optional) 19. Offer advice as to any positive enhancements that can be made to the property to prepare the house for buyer viewing and bring the highest possible price. 20. Present all offers for your property as they are received. 21. Network with and promote your property to associates that belong to the following abbreviated groups of designees: ABR, CRS, GRI, 5 STAR, NAR, CAR, and all 100% club members. 22. Return your calls promptly with up to date intelligent status reports. Agent's __________________ commitment to service. This commitment applies to an exclusive authorization to sell your house within 180 days. Personal commitment to service. If ____________________ fails to perform all of the services in this commitment, as the sole remedy for that failure, you may terminate the exclusive listing covered by this commitment, provided that you give __________________ written notice of your intent to terminate, citing the specific breach of the commitment. __________________ will have 7 days to cure the breach.
